Why You Need Your Own Agent When Buying From a Builder
You probably don't know this, so pay attention: The all-smiles agent who greets you at the model home is hired BY THE BUILDER. They are friendly and know the product well, but make no mistake: they are entirely on their boss's side, defending the boss's interests, not yours. It is not their job, nor in the builder's interest, to point out that the lot price is almost always negotiable, that there may be a better incentive than the one advertised, or that another community a few miles away might suit your family better. A professional real estate agent, on the other hand, works FOR YOU and defends YOUR interests. They know the market well, understand how it works, and will negotiate for you the best price, the best incentives, the lot price, upgrade credits, the contract terms, the inspection, and things you can't even imagine exist when you buy directly from the builder. And in most cases, the builder usually covers your agent's compensation, or at least part of it. The amount is negotiable and is written into your representation agreement, so nothing depends on assumptions and you know exactly how much your agent will receive in the transaction.
But do you know what catches people by surprise the most? Many builders do not allow you to add your agent after you have gone to the sales center on your own and registered there. A single visit on your own, without your agent with you, and that door closes.
