How much of a down payment do I need to buy in Florida?+

For US residents and citizens, down payments range from 3% to 20% depending on the loan type; foreign national buyers typically need 25% to 30%. Cash purchases require no down payment. Patricia helps you define the best strategy for your situation.

How long does it take to buy a home in the United States?+

From accepted offer to closing, the process usually takes 30 to 45 days for a financed purchase and 2 to 3 weeks for a cash purchase. The home search itself can take from a few days to a few months, depending on the market and your priorities.

Do I need an agent to buy property in Florida?+

Yes, it is highly recommended. In Florida the buyer's agent commission is usually paid by the seller, so professional representation typically costs you nothing directly. An agent protects your interests during negotiation, inspection and closing.

Is a home inspection required?+

A home inspection is a technical evaluation by a licensed professional who checks the structure, roof, electrical, plumbing and HVAC. It is not required by law but is strongly recommended; the buyer has a set window to inspect and can renegotiate or cancel based on the report.

What are the closing costs for a buyer?+

A buyer's closing costs in Florida typically run between 2% and 5% of the purchase price and include loan fees, title insurance, appraisal and recording fees. On cash purchases these costs are much lower.

Can I buy a Florida property remotely, without being present?+

Yes. Showings can be done by video and the entire closing can be completed remotely with power of attorney and electronic signatures. Many of Patricia's clients buy without traveling to the United States.
